Assignment: Aristocrat Technologies, Inc. is an Australian based gaming company and is the second largest slot machine manufacturer in the world. Aristocrat hired Becht Companies to find the best location(s) for its North American headquarters, manufacturing and research and development operations. Results: We first studied Aristocrat's operations, their suppliers, customers, and the key skill sets/occupations needed to run their business. We also studied whether Aristocrat should consolidate their headquarters, manufacturing, and R&D operations from locations in Reno, Nevada and Truckee, California. We then identified the top potential locations for their operations. The best potential locations were concentrated in the western United States and northern Mexico. We narrowed these potential locations to the top three cities and recommended that Aristocrat give strong consideration to each one. We visited each of the top cities with Aristocrat's executive management. Based upon Becht Companies recommendations, Aristocrat decided to move their headquarters and manufacturing to Las Vegas, Nevada and their R&D Center to Tucson, Arizona. Aristocrat then hired Becht Companies to complete all of the work necessary to locate and establish their facilities in each of these locations and to lead them in their relocation process. When this $30,000,000+ project was completed, Aristocrat occupied 82,000 square feet of office space for their new headquarters, 60,000+ square feet for their manufacturing operations, and 12,000+ square feet for their new R&D Center. Cerro Metal Products Company (Paramount, California)
Assignment: Cerro Metal Products Company (“Cerro Metal”) is the largest manufacturer of brass rod and wire products in the United States. Cerro Metal hired Becht Companies to assist it with the disposition of one of its major properties located in Paramount, California. This property was formerly a 330,000 square feet copper foundry situated on more than 26 acres and was environmentally contaminated. The appraised fair market value of the property, if it were not environmentally impaired, was $12,500,000. Results:
Becht Companies advised Cerro Metal that a competition should be created
to maximize the sale price and to obtain the most favorable terms. Becht
Companies then designed and setup a website for Cerro Metal to market
the property. The results were overwhelming. Forty-Five potential buyers
expressed interest in purchasing the property with nineteen of them submitting
offers. Becht Companies then guided Cerro Metal through the negotiation
process that resulted in an allocation of liabilities extremely favorable
to Cerro Metal. The process Becht Companies orchestrated also resulted
in a purchase price of more than $17,500,000, which was in excess of $5,000,000
above the property’s environmentally unimpaired fair market value.

The
Reynolds & Reynolds Company (Dayton, Ohio) Assignment: The Reynolds & Reynolds Company is a leading information management company in the United States headquartered in Dayton, Ohio. Reynolds & Reynolds hired Becht Companies to guide them through the strategy and planning process for their corporate real estate department. The purpose was to optimize their real estate group's delivery of real estate services to the various operating units within the company. Results: Becht Companies worked closely with Reynolds & Reynolds Director of Real Estate and his staff to lead them through the strategy and planning process to force their thinking and to help them benchmark themselves against other best in class corporate real estate operations. We worked closely with Reynolds & Reynolds corporate real estate team to develop a vision, mission, strategy, and specific action plans for real estate services that made a noticeable and valuable contribution to the Company-wide objectives and bottom line. of Canada (Hamilton, Ontario, Canada) Assignment: TransUnion of Canada is the leading credit rating service in Canada. TransUnion used Becht Companies construction project management services to expand and renovate its primary computer center in Hamilton, Ontario. Results: Becht Companies served as TransUnion's temporary internal construction department from the concept stage through design, construction and move-in. We developed the building layout, drafted the bid packages and scoping specifications, qualified the design-build bidders, analyzed the bids, negotiated the design-build contract and change orders, and served as TransUnions owner's representative. The entire project was completed while the computer center and all its support services were in operation. This was accomplished with minimal scheduled downtime. Most importantly, though, there was no unscheduled downtime. The project was also completed within the time frame required by TransUnion and at a below market cost that was within TransUnion's allowable budget. Harbour used Becht Companies construction project management services to expand its manufacturing operation and offices and renovate its existing office facility. We helped Harbour develop the building layout, drafted the bid packages and scoping specifications, qualified the design-build bidders, analyzed the bids, negotiated the design-build contract and change orders, and served as the owner's representative. Fontaine
Modification Company (Springfield, Ohio) Assignment: Fontaine Modification Company converts truck chassis to specialized uses such as waste hauling trucks and four wheel drive school buses. Fontaine hired Becht Companies, Inc. to expand one of its existing operations in Springfield, Ohio. Results: Becht Companies studied the two options Fontaine was contemplating. The first option was to build a new facility and the other was to expand its existing facility to the north. Becht Companies estimated the construction costs, the schedule, the increase in product output, and the financial return for each option. During its efforts, Becht Companies personnel spent much time with Fontaine's management to fully understand the facility's process flow and bottle neck issues. As a result of such efforts, Becht Companies recommended a complete redesign of the existing facility's layout and a different expansion than the one Fontaine originally planned. Fontaine's management approved the recommendation. Becht Companies then drafted the engineering specifications and bid packages, led the bid process and provided oversight of the construction project. The project was completed on time and under budget. Most importantly, though, Fontaine was able to save over $1,500,000 in capital and later reported that the redesign resulted in a dramatic increase in output.
